New Zealand's townhouse market is active. Over the past six months, Townhouses.nz has tracked hundreds of thousands of searches from Kiwis looking for new developments across Christchurch, Auckland, Wellington, and Dunedin. Here's what that data tells us about where the market is, which suburbs buyers are focusing on, and what's coming next.

Search demand is growing fast

Interest in new townhouses has more than doubled since October 2025. More buyers are turning to specialist platforms to find new developments rather than trawling through general property portals filled with resale listings. The most searched term on the platform is simply townhouse for sale and it sits in the top five results on Google. Buyers are looking, in volume, and they know what they want.

Christchurch: the country's most active townhouse market

Christchurch is the most searched location on Townhouses.nz, outperforming Auckland and Wellington combined at the suburb level. That reflects reality on the ground. Canterbury developers have been prolific, medium-density zoning changes have unlocked hundreds of new sites, and prices remain more accessible than Auckland for first-home buyers and investors alike.

The suburbs getting the most attention from buyers right now: Merivale is the most searched suburb on the entire platform. Its proximity to the CBD and the quality of recent developments there have made it a consistent target for buyers looking for something a step above the average new build. St Albans follows closely, driven by strong developer activity along its inner-city corridors. Spreydon, which we covered in a recent suburb spotlight, is growing fast. Addington, Ferrymead, and Halswell are also generating consistent buyer interest.

The most viewed Christchurch project on the platform over the past six months was 19 Winchester Street in Merivale by Williams Corporation. More than one in ten people who found it through Google visited the project page, making it the strongest performing project on the platform. If you are looking at Merivale, that development is worth understanding as a benchmark for what buyers are responding to.

Auckland: high demand, room to grow

Auckland is the most searched region on the platform but the suburb-level content and listings are younger than Christchurch, which means there is significant room to grow as more Auckland developments come online.

The Auckland suburbs generating the most buyer interest right now are Mount Wellington, Point Chevalier, and Tuscany Estate in South Auckland. Tuscany Estate in particular is converting strongly, meaning buyers who find it are actively following up. Beach Haven is also producing strong results with several well-performing project pages.

Wellington and Lower Hutt: real demand, not enough supply

Lower Hutt is the third most searched city on the platform, sitting ahead of West Auckland, Dunedin, and Wellington City. Buyers are clearly looking for new townhouses there but the number of developments listed has not yet caught up with that demand. For buyers, that means less choice. For developers, it is a clear signal.

Waterloo is the most searched suburb in the Wellington region. Island Bay in Wellington City is also performing well, with buyers who find it through search following up at a strong rate. If you are open to Wellington, both suburbs are worth keeping an eye on as new projects come to market.

Dunedin: a buyer pool ready to act

Dunedin is a smaller market but the buyers there are serious. The Dunedin city page has the highest follow-through rate of any city on the platform. Grant Street Dunedin Central by TGC Homes is one of the ten most viewed project pages nationally. Buyers searching for Dunedin townhouses are not just browsing, they are acting. For anyone considering Dunedin as a place to buy or invest, the demand side is clearly there.

The developers buyers are researching most

Wolfbrook Residential is the most searched developer on Townhouses.nz by a wide margin. Nearly one in five of all developer page visits goes to Wolfbrook, which reflects both the volume of their active projects and the trust they have built with NZ buyers over time.

Williams Corporation and Mike Greer Homes follow, both generating strong buyer interest across multiple cities. Titus Group stands out for how often buyers who find them follow through to a project page. Faisandier Group and TGC Homes round out the most searched developers, both with active pipelines worth watching.

What to watch in the next quarter

Christchurch will stay busy. The inner-suburb pipeline in Spreydon, St Albans, Addington, and Merivale is strong and shows no signs of slowing as more sites come through the consent process.

Lower Hutt is the market with the biggest gap between buyer demand and available supply. More developers are likely to move there as Christchurch land becomes more competitive.

Auckland suburb pages are gaining traction quickly. Mount Wellington and Point Chevalier are the two suburbs most likely to see new listings appear in Q2.

Dunedin has a ready buyer pool. The opportunity is simply getting more quality supply in front of them.
