Spreydon doesn't generate the headlines that Addington or Riccarton do, but the development numbers tell a different story. This inner-southern Christchurch suburb has quietly become one of the city's most consistent markets for new townhouse supply, attracting repeat attention from some of Canterbury's most active developers.

Why developers keep coming back

The fundamentals are straightforward. Average house values sit around $638,000, which keeps new townhouses competitively priced relative to the broader Christchurch market. Around 38% of residents rent, creating reliable investor demand for well-located new builds. And the suburb's position — close to Barrington Mall, with easy access to the Port Hills and the CBD — means yield-focused buyers don't have to compromise on amenity.

Stockman Group has made Spreydon one of its primary development locations, with projects on Lyttelton Street among others — typically 2 and 3 bedroom configurations that have become some of the fastest-renting properties in Christchurch. Wolfbrook Residential has also run multiple projects here, including developments on Barrington Street and Hillier Place. Subdivision Group completed a new build on Barrington Street in 2025.

The pattern is consistent: boutique developments of 4–8 units, 2–3 bedrooms, targeting both first-home buyers and investors.

Who's buying

Spreydon attracts a mixed buyer profile. Two-bedroom configurations dominate renter demand in the suburb, making them the natural choice for investor-focused projects. But the suburb's relative affordability also puts it within reach of KiwiSaver-eligible first-home buyers — particularly with new townhouses priced below the $700,000 mark.

Downsizers are a quieter but real part of the market too, drawn by low-maintenance living and proximity to amenities without the premium of suburbs closer to the central city.

The development pipeline

Activity in Spreydon reflects a broader trend across Christchurch's inner suburbs: the Medium Density Residential Standards and NPS-UD have opened up land that previously couldn't support multi-unit development. Smaller sites that once housed a single 1970s home are now viable for 3–6 townhouse developments, and Spreydon's mix of older housing stock and well-serviced streets makes it a natural target.

Expect continued activity from established Canterbury developers as consenting timelines shorten and buyer demand for sub-$700,000 new builds remains firm.

What to watch

Projects in Spreydon tend to move quickly. The Wolfbrook development at 355 Barrington Street — four townhouses priced from the low $600,000s — sold out before many buyers had registered interest. If a Spreydon project appears on your radar, enquiring early is worth it.
